| Update to Out-of-Neighborhood Tennis Player Rules
Adult dues for non-residents will be reduced to... $12.00 per tennis season. The fee will not exceed $24.00 in a calendar year (January 1st thru December 31st).
Child dues for non-residents will be $10 per season... with the max payout being $10 per calendar year (January 1st thru December 31st).
To enforce these rules each team captain is required to submit a full roster to the Tennis Chair along with the full funds for any out of neighborhood team member. Until the dues are collected the team will not be allowed court reservations for practices or matches.
As a reminder to ALL tennis players and fans...Please DO NOT PARK on Kinghorn lane adjacent to the courts and pavillion. This is dangerous for oncoming traffic and also for people walking to and from the courts.

| Update from November HOA Meeting
The deck at the clubhouse is being completed the week of 11/14. We will be replacing the decking with TREX all weather synthetic decking and the railing with no maintenance aluminum ballusters. In addition we are addressing structural concerns in the columns and supports. This project will ensure the deck will be in top condition for years to come with limited maintenance required.
To address vandalism issues we will be installing digital security cameras and recording any/all images electronically. This will ensure our facilities are well protected, allow us to track/address any future vandalism and have proof for full enforcement. Installation will be completed by 12/15.
Winterization of pool room is required including hanging drywall where damaged from last years pipe break and building a collapsible insulation panel to hang over the piping.
2012 expenses/projects being reviewed by the team for neighborhood vote: Dredge lake to address weed growth Maryhill Hill landscape Lake entrances need repair Replace pool pumps if needed - 2 are old/dated Lake cleanup - garbage and debris to be addressed by neighborhood work day Replace pool flush pipe with 4' pipe as required by code

| Update from June HOA Board Meeting
Yard Maintenance Issues – There are 2 homes that are outside the general maintenance guidelines of the neighborhood. Matt will draft and send emails to those homeowners that are behind on yard maintenance. Landscape – The overall look and feel of the common property is looking very good. We have asked that the provider focus on trimming hedges and managing weeds a bit better. There is a project being worked on for the common land on Maryhill Lane. Currently we are receiving 3 bids on the space to identify the right look/feel/price for the space. A plan will be created and discussed at future board meetings. The goal is to have a plan approved by Fall so we are prepared to install as the weather cools.
Lake Dam - Matt and Mark to look into clearing the back of the dam to prevent tree roots from damaging the integrity of the dam. It will include the removal of trees and shrubs as well as the cutting of grass. From there we will look into annual maintenance to be included in the annual landscape bid.
Neighborhood Directory - Matt will be sending out a request for updates to the directory. HOA members to send Matt updated info for their areas of responsibilities.
Cameras / Security - an expense of about $1500 will cover motion sensitive cameras as well as a storage device. This would protect us from any liability at the pool as well as provide security should there be any further vandalism. The board has approved the expense and Jeff is preparing for purchase and install.
Bridge - we have selected a company to strip and stain the decks as well as repair damages created by vandalism to the spindles. It goes without saying that anyone caught vandalizing property will be charged. The bridges will be closed for about a week at the end of July to allow for the work.
Finances - all are on track, ahead of last year and with reserves ahead of plan. For detailed information please contact Tom Brems.

| Update from May HOA Meeting
In an effort to continue to improve/maintain the neighborhood amenities, the Board has approved for Jeff A to contract out the staining and repair work for lake bridges. Additionally, he will be obtaining quotes/suggestions for clubhouse deck which has become checked/cracked due to age and weather.
It is time to update the neighborhood directory again…Matt is preparing a neighborhood communication with request for updated directory.
There is unused space in the bottom of the clubhouse that opens to the pool deck. Matt will be collecting info and suggestions on how to take advantage of this space. To provide added security to the clubhouse / pool / courts, Jeff A is reviewing internet access tied to security cameras that would be installed outside.
There have been some concerns on the condition of the pool showers - Kelli will check on shower cleaning schedule and ensure they meet expectations.
Andy Wing has obtained quotes to landscape hillside along Maryhill. The initial concept is a 2 phased approach and the cost is being determined. Andy will get additional quotes/perspectives on how to beautify that hill so that we can finalize and plan for fall planting.
Overview of current budget provided by Tom indicates that we are on track with spending and income. For a more detailed look at the neighborhood finance please contact Tom Brems directly.
We have been asked to remind the neighborhood of a few 1. General Up Keep: Each homeowner is responsible for the general upkeep of their property including lawn/shrub maintenance and home repair. The Board will notify homeowners that are outside of the guidelines . 2. Mailboxes must be painted black with gold numbering. Boxes outside that will have to be repainted. 3. Home painting, even if repainting the same color, must be submitted for ACC approval
We are about halfway through the year and starting to think about 2012. To that end there are several board members who will be leaving the board in 2012 and we will need some new volunteers. Please consider helping out…and if you decide you’d like to be on the 2012 ballot please let Matt or Mark know.

| 2011 Pool Update and Rules Reminder
The pool opens on May 1st and closes on September 30th. We need your help to keep the pool area maintained!
•An emergency phone is located just past the restroom doors on the outside wall of the clubhouse. •A first aid kit is located in the storage closet in the women’s restroom. •Anyone under the age of 16 MUST be accompanied by an adult. WE DO NOT HAVE A LIFEGAURD! •There are four garbage cans located at each corner of the pool area, one can at the tennis court gate and one can at the pavilion. Please do not move any of these. •Do not put trash in the cans without a bag. •If you see a garbage can that is full, then take the trash to one of the larger dumpster cans in the parking lot. Replacement bags are located in the storage closet in the women’s restroom. •Lower your umbrellas when you’re done. We lost three last year due to wind. •Please remove all of your (and your kids) belongings when you leave the pool area. •Clean up any food that is dropped or drinks that are spilled. This was a major issue last year that led to an ant problem. •Please keep your guest invites to a minimum. We have had problems with multiple visitors from other neighborhoods using our pool. •No glass allowed. Glass is dangerous and it weighs down the trash bags. •If you move the pool furniture please put it back once you’re done. •No standing on pool furniture. •There is a lost and found box near the shower area. This is not a storage area for pool toys. We will keep items for one week and then throw them away. •We have installed commercial hand towel, toilet tissue and soap dispensers. This will reduce our consumable expenses. Please take care when using these new devices. •We installed motion sensing lights in the restrooms to conserve power. Please leave the switch in the automatic position. •FLUSH THE TOILETS after you use them….for the record this is more than a pool rule and can be applied at home as well! •Make an effort to dry off before entering the restroom area. The floors become extremely slippery.

| Update from April HOA Board Meeting
Quick housekeeping... 1-Completed and approved all submitted ACC bids. 2-Approved payment to survey the south side of the entrance property to ensure proper landscape maintenance of common property. Surveyed lines will be included in all go-forward landscape paperwork/bids.
POOL OPENING!!! The pool will be opening on 5/1!!! Based on the success of last years infrastructure changes we have opted to stay with the current system and not convert to salt in 2011. We will instead be applying the $$ planned for that expense towards improving our other amenities... and depositing additional funds into the reserve account. Small pool area improvements will include: new garbage cans, cleaning up the pump room, insulating all and replacing damaged drywall to prevent shower pipes from freezing damaging the basement.
FINANCES At this point we are favorable to the 2011 budget and last year. This is due fewer defaulted dues vs prior year and continued cost management. For details on the finances please contact Tom Brems.
LAKE MAINTENANCE Professional inspections of the lake have shown that it will be in need of dredging soon...if not now. The board is researching options, will collect bids, and will discuss options with the neighborhood prior to any decisions being made. Some of the expense was covered in the Reserve Study. Matt Zhun is leading this project.
SECURITY Due to concerns at the clubhouse/pool/courts we are researching the possibility of installing security cameras with digital recording devices. In addition to added security, this should lead to reduced insurance rates...and the nice perk of having wireless at the pool area for our homeowners. Jeff Allen is leading this project.

| NEW / REDUCED Clubhouse Rental Fees!!!
In an effort to encourage the use of one of our amenities we have reduced the rental fee for the clubhouse from $150 per rental to only $75. The security deposit will remain at $150...and is returned to the renter immediately following a walk through with the club house rep ensuring there is no damage. Please contact Kelli Renier to arrange the rental of the facility and enjoy!

| Update from March HOA Meeting
Currently the neighborhood is $13k ahead of budget in terms of income - largely due to receiving more dues on a timely basis than prior year. There are still 5 homes that have not submitted dues. Expenses are in check and on track to annualized budgets. In January we booked $21k to the Reserve Fund which gets us to the targeted amount per the Reserve Study. We will continue to build this reserve where possible to meet future needs/emergencies. If anyone in the neighborhood would like detailed finances please contact Tom Brems and he can provide via email.
Continued efforts of the team will be focused on maintaining our existing amenities like we did the pool in 2010. Updates on amenities and some key projects are:
Pool: Will begin uncovered the week of April 4th with target opening (if you can brave the cold weather) the week of 5/1. This month window allows us to get the chemicals etc balanced and ready for use.
Jeff requested a $400 expense to install commercial soap, toilet paper and paper towel packages for both bathrooms. This expense will pay for itself by limiting over use and waste of supplies. Recommendation was approved by the Board.
We will be putting together signage for the pool to remind homeowners of the need to clean up after themselves, put umbrellas down....and to treat the pool like it is their own property.
Tennis Courts: New nets were purchased and professionally installed the week of 3/21. There is an outstanding bid to fill the court cracks. Joe is determining best time to close the courts for 7-10 days.
Lake: Continued conversation about the need to dredge the lake due to high silt levels. Matt working to get estimates and raise awareness/understanding.
Playground: Suggestion is to completely fill/replace the playground mulch. We have avoided this expense for the past several years but the quick fixes we have put in have not resolved the mud issue. Mark to get bids and submit for approval.
Lake Bridges: The bridges needs to be repaired and stained. Jeff to research and get bids.
Clubhouse: 2 main things that need addressing... 1. Gutters need to be cleaned and have guards applied. Kelli to research 2. Deck needs to be sanded stained and repaired. Jeff to get bids along with the lake bridge

| Neighborhood Communications
MAIN FORM OF NEIGHBORHOOD COMMUNICATION - Woodbridge HOA is going GREEN. In an effort to save the environment, money, and time, the HOA will be communicating with the neighborhood via EMAIL. We will be sending out a test email, but if you have not been receiving emails in the past, please send the email address you would like used to receive neighborhood information to galvin4387@bellsouth.net.
CLUBHOUSE PAVILION – As you can see, we are well on our way for the building of the Clubhouse Pavilion. We received an overwhelming amount of positive feedback, both at the neighborhood meeting, and from independent emails – thank you to all who voiced your views. The Clubhouse Pavilion is an asset for the entire neighborhood, and will help in the selling of homes as an added amenity. The pavilion is for those wishing to eat lunch or gather in a covered area while children are on the playground, for those wishing to eat away from the pool, and for the league matches taking place on the tennis court.
The HOA is proud to report No Reserve Funds are being utilized for this capital improvement. The HOA is able to provide this new amenity since we have significant savings from becoming self-managed and by the streamlining of the annual budget.
The Clubhouse Pavilion is for everyone, but if you wish to have exclusive use, reservations and a rental fee will be required. The reservation fee will be the same as for a pool party, $50.00, with a security deposit of $100.00, and the exclusive time period will be four hours (4 hours). Reservations can be scheduled on www.reservemycourt.com, and the rental agreement will be in the upcoming neighborhood directory, available the first week of June, 2009.
During our April neighborhood meeting, many homeowners offered suggestions for the construction of the Clubhouse Pavilion. We received quotes on many of these, and have implemented quite a few. There were some suggestions which were not economically feasible, or aesthetically pleasing, and were not incorporated into the final construction. A suggestion was made to have the floor of the pavilion concrete – while we all agreed this would make clean-up extremely easy, the overall cost would have increased by $9,000, and the sides would have been approximately 18” of exposed concrete. A suggestion was made to have the steps rising from the existing sidewalk to the ground level be constructed of the same rock currently present for the retaining wall – we were able to incorporate this into the design without any additional costs, and will give the appearance of being original instead of an ‘add-on’.
POOL UPDATE – The pool is open, and many families have already enjoyed the cool, refreshing water. As you can see, and trust me the HOA noticed at the beginning of the season, we are in need of pool side umbrellas, and refurbishment of pool furniture. Heather Oliver presented various options for adding new umbrellas at the May HOA meeting. The board discussed the proposal, conducted additional research, and have purchased ten (10) new umbrellas and bases for the pool. The funds used for this purchase are being re-allocated from the Clubhouse budget – as you know, the HOA has been trying to update the furnishings inside the clubhouse, and money has been budgeted for this purpose. Since the furniture can last another year, the HOA has decided to re-allocate these funds for the umbrella purchase. The refurbishment of pool furniture will have to wait until next year, but we are already investigating companies for this endeavor.
REMINDERS: This is YOUR pool, not the HOA’s, treat it as the pool in YOUR backyard . . .
* Children under the age of 15 are not allowed at the pool without adult supervision * Pick up any spilled food and/or drink (ants are our worst enemy) * NO GLASS allowed * Do NOT use chairs as forts * Showers are NOT play areas * Change out trash can bags when needed * Ensure you and your children pick up in the restroom area – if an accident occurs, take care of it – do not leave it for someone else – this is YOUR restroom, it is not the pool monitors responsibility to clean up after neighbors, it is not the pool companies responsibility to clean up after neighbors – It Is YOUR Responsibility
TENNIS COURT UPDATE - We have new scoreboards for the tennis courts and two additional benches. Both these items will make match play much easier. We are still experiencing a problem pertaining to the courtside trash cans. When food and drink are taken on the court, and the remains are left in the trashcans for an extended period of time, ants will appear and make play that much harder. Please empty the courtside trash cans every chance you get into the large trashcan outside the main court door. There are tire marks and black soled shoe marks on the courts - Please remember the courts are for tennis purposes only, No wheeled items, No black soled shoes, No basketballs/footballs/soccer balls/etc. are allowed on the tennis courts. No glass containers are allowed on the courts – all drinks on the court should be in plastic containers. If the large trashcan outside the main court entrance is full, please place the full bag in the curbside trashcan at the clubhouse parking lot, and replace the bag.
HOMEOWNERS ON THE LAKE - We are fortunate to have many homeowners with lake front property who are maintaining their own property, and the common area which adjoins their property. With the drought and work taking place on these lots, much work has taken place without ACC approval. If everyone continues in this vein, we will have a problem with the lake balance, and may need to dredge the lake and basically start over again. So, for those who have in the past, or if you have plans in the future, to alter, improve, etc. your property, or the common area which adjoins your property – All work must be approved by the ACC PRIOR to any work commencing. Please help us in maintaining the lake, and preventing additional costs for this wonderful amenity.
MOTORIZED VEHICLES – Please remember No Motorized Vehicles are allowed on common or landscaped areas – all cars, golf carts, four wheelers, etc. should be driven on the road and parked in the parking lot – not the grass, the lake path, or greenspace.
PLAYGROUND UPDATE - Please do not leave food and drink in the playground area – there are many trashcans readily available for the disposal of food and drink. Last year we had an instance of inappropriate writing on the playground equipment – please monitor your children to ensure this does not happen again.
